Kept up with prices

We use the government's price index (CPI) to show what the rent would be if it went up with prices.

A polite letter

A clear, kind letter with the old rent, the new rent, and the date it starts.

Check your local rules

We show numbers only. Some states and cities limit rent increases or need more notice. Check your local rules before you send a letter.

Questions

What is fair market rent?

It is a number HUD sets each year for each area. It is close to the middle of what rent costs there, for a home of that size. HUD uses it for housing vouchers.

Where do the numbers come from?

Fair market rents come from HUD. Price changes come from the Bureau of Labor Statistics (CPI-U). They are built into the page, so nothing is looked up live.

How much can I raise the rent?

We don't say. Some states and cities cap rent increases or need more notice. Check your local rules before you send the letter.

Can I do many units at once?

Yes, with Pro. Upload a CSV file with one unit on each line. You get one letter for each unit, ready to print.

Do you see my tenants' names?

No. The letter is made inside this browser tab. We only get a count, so we can count your free checks.

Is this legal advice?

No. It shows numbers and makes a letter. It does not tell you what the law allows where you live.
